I MATTHEW GOODERSON otherwise GOEDERSON of 302 Commercial Road East in the County of Middlesex Corn and Flour Factor hereby revoke all former Wills and testamentary dispositions made by me and declare this to be my last Will and Testament. |
|
1. I appoint my son Matthew Gooderson to be Trustee and Executor of my Will. |

2. I bequeath the following legacies (videlicit) To my said Son Matthew my gold watch and chain and my piano - To my Daughter Sarah Ann Wife of Robert Westmoreland my Silver cruet stand and fittings - To my daughter Elizabeth the Wife of William Davison my Chiffonier - To my Son Alfred my parlor clock - To my Son William my parlor looking glass and I give to my said Son Matthew all the rest of my furniture plate linen clothes pictures books wines and consumable stores and articles of personal and domestic use or ornament. |

3. I bequeath my business of Corn and Flour Factor all my books of account and trade books all my book and bill debts my ready money and money on current account at the City Bank Threadneedle Street and at any other Bank with which I may have a current account at my death my stock in trade and all goods lying to my order at Railway Stations Wharfs or elsewhere and also my leasehold messuage and premises number 302 Commercial Road East aforesaid unto my said Son Matthew for his own use and benefit absolutely. |

4. I devise and bequeath my freehold Mill and premises situate at Saint Martins Hill Canterbury in the County of Kent and their land dwellinghouse stabling warehouse and buildings therewith my two messuages and premises numbers 157 and 159 Skidmore Street Mile End Middlesex (now in mortgage to the Second Plaistow Mutual Benefit Building Society and my two messuages in Skidmore Street (late John Street) Mile End aforesaid the policy on my life for Four hundred pounds in the Union Assurance Office and all the Residue of my real and personal Estate not herein before disposed of (except estates vested in me as Trustee or mortgagee) unto and to the use of my said Son Matthew his heirs executors administrators and assigns respectively In trust for the purposes herein after expressed. |

5. My said Son Matthew his heirs executors or administrators or other the Trustee or Trustees for the time being of this my Will (hereinafter referred to as my Trustee or Trustees) shall receive all monies payable under the said Policy on my life after satisfying whatever may be owing thereon to the said Insurance Office or otherwise and shall at such time or times and in such manner as he or they shall think fit sell call in and convert into money the said Mill and premises and the said messuages and other real and personal estate and shall with and out of the net monies received under the said policy and produced by such sale calling in and conversion pay off any mortgages which may be then existing on my said Mill and premises and any other mortgages charges or liens then existing on my said residuary real and personal estate or on any part thereof including the mortgage to the said building Society and pay my funeral and testamentary expenses and debts and shall apply the clear residue of such monies in manner hereinafter directed. |

6. My Trustee or Trustees shall out of the said clear residuary trust monies pay the sum of one hundred pounds to my said Daughter Sarah Ann Westmoreland the sum of Two hundred pounds to my said Daughter Mary Ann Sydney (she not having had any advance from me hitherto) the sum of One hundred pounds to my said Son Alfred the like sum of One hundred pounds to my said Son William and the sum of Twenty pounds to my son Richard each a such pecuniary legacy bearing interest from my death at the rate of five pounds per cent per annum payable quarterly and shall lay out the further sum of Eighty pounds sterling on the purchase of a Post Office Savings Bank Annuity or an annuity secured in any other way to the satisfaction of my Trustee or Trustees for the life of my said Son Richard for his own use and benefit such sum of eighty pounds to bear interest at the rate aforesaid from my death until laid out such interest to be payable quarterly to my said Son Richard and shall pay the remainder of the said clear in at residuary trust monies unto my said Son Matthew or suffer him to retain the same for his own use and benefit absolutely. |

The specific and pecuniary legacies under the trusts aforesaid or which I may give by any Codicil hereto of each or any Daughter of mine who at the time of the same becoming receivable shall be a married woman shall be paid and given into her own hands to be enjoyed and disposed of by her as her separate property free from marital control and interference and her receipt alone shall notwithstanding her coverture be an effectual discharge for the same. |

8. My Trustee or Trustees may postpone the sale and conversion of my real and personal Estate or any part thereof for so long as he or they shall think fit but my real estate shall be considered as personalty from the time of my death and during such postponement my Trustee or Trustees may from time to time let my real and leasehold Estates either from year to year or for any term of years at such rent and subject to such covenants and conditions as he or they shall think fit and may accept surrenders of leases and tenancies and make out of the income or capital of my real and personal estate any outlay which my Trustee or Trustees may consider proper for improvements repairs insurance or otherwise for the benefit of my real and personal estate and generally may manage the same in such manner as to him or them shall seem expedient And the net rents and profits or other income produced from every or any part of my real or personal Estate shall after providing for interest on mortgages and repayments and subscriptions to the said building Society be in the first place applied in payment of the said interest on legacies. |

9. I devise and bequeath all Estates which at my death shall be vested in me as Trustee or Mortgagee unto my said Son Matthew Gooderson his heirs executors administrators and assigns subject to the trusts and equities affecting the same respectively. |

10. In construing the provisions of this my Will the summary or abstract thereof written in the margin of this sheet of paper shall not be considered as forming part of the said Will for the purpose of such construction In witness whereof I have to this my last Will and Testament set my hand this fifth day of February One thousand eight hundred and seventy seven |
